Here at Pine Financial we offer many different loan options for your real estate investing needs. The two main loans we use on a day-to-day basis are the Rehab loan and our 90% Acquisition loan. The Rehab loan is definitely the most used by investors because we lend the purchase price, the rehab money for the property, and if the deal is strong enough, we would cover closing costs. Now lets say that you have some money in the bank and you don’t want to borrow any more than you have to, this is where we would use our Acquisition loan and we will loan 90% of the purchase price of the property. With this loan, you would be covering the rehab coasts and closing costs, but you would be borrowing less from us which means a lower payment each month.
