Rehabilitation loans are a type of loan used to finance the purchase and rehabilitation (including repairs and renovations) of a residential or commercial property. As such, these loans are typically used by real estate investors in Maryland who plan to fix and flip a property, although they can also be used by homeowners who want to renovate their home.
Here at Pine Financial Group, we provide rehab loans to investors to cover the purchase cost of fixer-upper homes. Included in these loans is the financing needed to cover any repairs or renovations for the home so the investor can flip the property for a profit.
We provide up to 70% of the after-repair value (ARV), which is the estimated value of the property after all the repairs and renovations have been completed.
The amount needed to purchase the property will be released in total, while the amount to be used for the repairs and renovations will be held in escrow. These funds will be released to the investor as work is completed on the property.
